How Do We Do It

Here at Kevin Aspin Property Advice Ltd we spend a great deal of time explaining just how we are able to negotiate compensation without charging you a penny.

Most people believe – and quite rightly – that if something sounds too good to be true then it probably is and that nothing in life comes for free.

That’s one of the reasons people think there must be a catch when we say it won’t anything to have one of the UK’s leading compensation experts work on their behalf to claim for property devaluation.

The answer is simple.

We recoup all of our costs directly from the organisations involved in the public works. We work out how much time we’ve spent working on negotiations, as well as any additional costs like property surveys and claim back our fees from them once your claim is complete

The money comes from a completely separate fund to the compensation, usually from an organisation such as The Highways Agency or transport for Greater Manchester, so asking us to act on your behalf doesn’t reduce the final amount you receive by a single penny.

So it’s true that nothing comes for free. That’s why the best way to think of the service we offer isn’t as a free service, but as one that is paid for on your behalf by the Highways Agency.

How much can I claim?

The amount you can claim depends on the amount by which your property decreases in value once the nearby public works is up and running. We work out the amount of devaluation by surveying the property and this will vary from case to case.

Can I represent myself and claim my own legal fees?

Yes you can. But there are some disadvantages to steering through this complicated process yourself. A representative like Kevin Aspin has a good idea of the maximum amount you’ll be able to claim. Organisations like the Highways Agency will always try to pay out the minimum amount possible and sometimes it takes someone like Kevin Aspin to stand up and claim the full amount you deserve.

An Update for all our Customers

 An Update for Metrolink Residents

First of all, apologies that our Facebook group has been a little quiet recently. We’ve had a small IT glitch that means we haven’t been able to update as often as we’d like. We hope to have this ironed out soon and will keep you posted on the situation.

In the meantime, we’d like to tell our friends in Audenshaw and Droylsden how things have been going since our last meeting at the rugby club.

We asked residents to submit lists of how their properties have been affected whilst work on the Metrolink is ongoing. Your lists have been flooding in and we hope to pass them on to Transport for Greater Manchester (TfGM) next week, so there’s still time to send us your list if you haven’t already done so. Massive thanks go out to everyone who has already submitted a list, which should help us show the extent of problems in the area to TfGM.

Huge thanks also go out to Droylsden Working Men’s Club, who have very kindly offered use of their facilities for our next meeting. We’ll let you know when that will be as soon as we have a firm date.

Am I Eligible for Compensation?

If you don’t already know about compensation and whether you may be eligible, here’s a quick explanation.

When a new road, tramline or airport runway is built near your house, the value of the property could be reduced because of noise, air and light pollution from the new development.

Generally you will be entitled to compensation if your home is adversely affected by any of the following factors resulting from a new scheme nearby:

• Noise
• Vibration
• Smell
• Fumes
• Smoke
• Artificial Lighting
• Discharge onto the land of any solid or liquid substance

What’s the Catch?

Lots of people ask us how we can provide our services for free. Quite rightly, they ask what the catch is.
We recoup all our legal costs for representing you from the Highways Agency, or the organisation responsible for the public works. We don’t take any money from you, or deduct any money from your compensation. This means we can provide our expert services at no cost to you whatsoever.

Families Sign Up For Raynesway Compensation

Kevin Aspin Property Advice Ltd is pleased to announce that it is supporting Derby residents claim compensation as a new road route threatens to hit property prices.
Government legislation means those who live close to the new dual carriageway between the A5111 at Raynesway and the A6 Alveston bypass could claim compensation for the loss in value to their homes once the new road link is up and running.
Under part one of the Land Compensation Act 1973 every householder whose property value is adversely affected by noise, light and vibrations from new roads is entitled to compensation.
Kevin, one of the UKs leading property experts has already been chosen by dozens of residents to help make sure they receive their full entitlement.
He is already set to tackle the Highways Agency residents’ behalf and recoups all costs from the agency itself, meaning it doesn’t cost families a penny.

Meeting Date Announced

Following the huge success of the last meeting at Ryecroft Hall, we've now set a venue and date for the next residents' meeting.

The meeting will be held at Old Aldwinians Rugby Club, Manchester Road, from 6pm until 7pm on Tuesday, May 15th.  

We hope to be able to update you on everything discused at the last meeting and let you know about how we're planning to take compensation claims forward.

Ryecroft Hall Meeting

The meeting at Ryecroft Hall last week was a fantastic success, with around 50 residents coming along to find out about part one claims for compensation.

To recap, part one compemsation relates to disturbances to property once the Metrolink is up and running. We make part one claims on your behalf, recouping our costs from Transport for Greater Manchester (TfGM).

It was mentioned at the meeting that many residents are also interested in pursuing a claim for the disturbances caused whilst the Metrolink is being built.  This would involve setting a new legal precedent and we're currently hard at work looking at how we can take this forward.

We've also been discussing a date for the next meeting.  At this stage, we're expecting even more residents to come along and will be hiring Ryecroft Hall's ballroom on Tuesday, 8th May - so don't forget your dancing shoes!  At the moment this is just a provisional date and we'll let you know as soon as it's been confirmed.
